Facilities Manager
(30 hrs/week, $19 an hour, salaried, exempt)
Facilities Manager serves as a key member of the Waterfall Arts team. General
responsibilities include maintaining grounds, repairs, communication with
vendors/contractors/tenants, exhibitions installation and studio support.
- Carry out routine maintenance tasks and small repairs as needed.
- Keep active inventory of general building and maintenance supplies.
- Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.
- Inspect, inventory, organize, and keep in good repair all maintenance & building tools and equipment.
- Coordinate large maintenance, repair, remodeling or construction projects with assistance of and under the direction of the Executive Director and Board Facilities Committee.
- Maintain a system for logging building systems updates, receipts, work orders and other records.
- Schedule and oversee seasonal servicing by outside service personnel.
- Schedule and oversee emergency visits by outside service personnel.
- Maintain accurate maintenance, service & repair log for heating systems.
- Proactively monitor the physical & environmental safety and security conditions of the building and grounds.
- Respond to tenant issues regarding building maintenance and repairs in a timely manner, carrying out routine minor repairs and maintenance projects as necessary to ensure good tenant/owner relations.
- Solicit, as directed, bids from contractors for repairs, renovations and maintenance of facilities, (including, but not limited to, housekeeping, HVAC, structural & cosmetic repairs, supplies, plowing, landscaping, etc.), make recommendations and report findings to direct supervisor and Board Facilities Committee for approval and action.
- Schedule and oversee activities of contract personnel, evaluate their performance and make final report to direct supervisor.
- Assist as requested with installation of exhibitions in the Clifford Gallery and Corridor Gallery, including tasks such as repair and touch-up of walls, hanging artwork, lighting and applying vinyl lettering. Oversee the maintenance and storage of art collections.
- Oversee the organization of the glass studio oil collection system, including the pickup, storage, and filtering of oil. Fill in for the glass studio volunteers when they’re not available to process oil.
- Support the program staff in the loading, transport, setup, and breakdown of gear for programs and events, such as the Art Market, holiday pop-up, and outreach initiatives (Chalk Walk, Art in the Park, etc.)
- Organize the tool shed. Mow and trim lawns. Shovel walkways and de-ice in winter.
- Schedule and perform twice-yearly grounds clean-ups (spring and fall), coordinating with the Office Manager and custodial staff to arrange additional labor. Maintain planter beds and the Living Wall.
